After reviewing all the recent home sales stats, we just have one word — WOW! Inventory is really, really low in Oakhurst, so that dramatically impacted the number of sales in the first quarter of 2017.  The limited number of available homes did, however, push up the average sales price and cause many homes to sell well over the asking price.  Get the full scoop on Oakhurst home sales below… Oakhurst Homes for Sale New Homes in Oakhurst 30030 Real Estate for Sale Newly Listed Homes in Oakhurst City of Decatur Townhomes Oakhurst Bungalows for Sale . Overview of Oakhurst GA Real Estate Stats HOME SALES Between January and March, only 11 homes sold in Oakhurst Decatur.  This is way down from the past 7 years. Usually about 16 homes sell in the first quarter of each year.  The lower number of homes sold wasn’t due to lack of demand, just a serious shortage of real estate listings.  At the time of this post, there are only 15 homes for sale in Oakhurst 30030 (and most are new construction). HOME PRICES Thankfully one good thing did come out of having fewer home sales — it drove the average sales price up (again!).  The average single family home sales price in Oakhurst was $598,209.  This is decent spike in the average home sales price – up $17,000 from the same time last year (1Q 2016). Because of the limited number of homes available for sale and the increased pricing for new construction, you’ll see below that’s it’s made a dramatic impact on the 2016 Oakhurst home sales and property values!  The Nest Atlanta team is pleased to present you with the latest real estate report… enjoy!   2016 Oakhurst Home Sales Report  HOME SALES Last year a total of 77 homes sold in the City of Decatur’s Oakhurst neighborhood.  This is about 12% less than the previous year (2015) and just slightly below the prior two years. Because Oakhurst is in such high demand and current residents love their neighborhood, inventory levels remain very low. OAKHURST HOME PRICES We saw another HUGE SPIKE in the average home sales price in 2016 – up $46,000 from the previous year!  In 2016, the average Oakhurst single family home sales price was $640,506, which is  8.0% higher than last yearand a whopping $300,000 higher than in 2010.  The dramatic rise in the average home price is partially due to all the new construction homes...

Oakhurst Real Estate Market Update City of Decatur, Georgia 30030 :: 3Q 2016 (July-September) It’s time again for the Real Estate Market Report for Oakhurst!  As the City of Decatur’s most highly-sought after neighborhood, home sales in Oakhurst have been very strong for years.  Last Spring there were a few (teeny tiny) signs of the market slowing and we are seeing a few more this quarter.  Don’t worry, Oakhurst is holding it’s own, we just want to make sure our readers are well-informed, especially if you are trying to make any decisions about moving in the next few years!  See the full Summer Market Update for Oakhurst below…. . HOMES SOLD 18 Oakhurst homes sold in 2Q.  It’s down substantially (25%) from the same time last year when 24 homes sold.   Without a doubt there is a shortage of Oakhurst real estate listings, especially under $600,000, but the demand is still very high so homes like this one on Madison Avenue typically sell in the first day or two with 5 to 10 offer. Currently, there are only 14 Oakhurst homes on the market and all but TWO are under $600K. A whopping 75% of the Oakhurst listings are over $800K, which prices many home buyers out of this fabulous neighborhood. HOME PRICES IN OAKHURST The average single family home in Oakhurst is $655,175.  That is up $10,000 from the same time last year, but is only a 1.5% increase overall. Oakhurst Home Sales Report Decatur, GA 30030 :: 2Q 2016 (April-June) It’s time again for the Oakhurst Home Sales Report!  As the City of Decatur’s most highly-sought after neighborhood, the real estate market in Oakhurst has been very strong for years.  This Spring were are seeing signs of the market slowing… just a tiny bit.  Read more the Oakhurst Spring real estate market below.   HOMES SOLD 19 Oakhurst homes sold in 2Q.  It’s down substantially from last Spring when 30 homes sold.  There is definitely limited housing inventory in the under $600K price point which may be contributing to the slow down in sales.  Right now there are only 14 Oakhurst homes on the market and 64% are over $700K. The absorption rate is still in the 2.7 month range which means that if no other homes were listed, all of the current homes would be sold within 2.7 monts.  An absorption rate under 5 months is considered a seller’s market, so we are still in a very stable market in Oakhurst. OAKHURST HOME PRICES The average single family home in Oakhurst is $615,372.  That is down $18,000 (3.0%) from the same time last year, but slightly above the overall 2015 average.  This is the first time we’ve seen a dip like this in the Spring market in many years. City of Decatur home prices ranged from $307,000 to $1,269,000 last quarter Median price was $625,000 Almost 20% of the homes sold were newly built homes and started at $689K.
