PICK'N IN GRANT PARK BBQ FESTIVAL After more than 20,000 people attended last year, the Grant Park Conservancy is pleased to announce that the Pick'n in Grant Park BBQ Festival is back again for another great year. This action-packed two-day festival in Historic Grant Park was designed to bring the community together and help raise funds to support the work of the Grant Park Conservancy. Here's the full line up this year: Date >> May 12 & 13, 2017 Location >> Grant Park :: 840 Cherokee Ave SE | 30308 Just one mile outside of Downtown Atlanta. It's the oldest city park and one of the largest, most beautiful green spaces in Atlanta. BBQ Competition Teams of two will keep watch over their pits all day - and overnight - in Grant Park. Teams will be cooking ribs, chicken, and pork. Samples won't be served duing the competition, some of the BBQ teams may serve up some goodies when the competition closes on Saturday afternoon. Not too worry though, as you will be able to find plenty of traditional BBQ from local restaurants and brewskis during the event! Artists Market Stroll through the artist market for unique gifts, services and home decor Live entertainment Music from some of the best in the Southeast, including Whisky Gentry, Non Stop Blues Band, Higher Choir and Savoy Kings - just to name a few! Only about 3% of the home sales were new construction. On the flip side, there were more than a dozen fully renovated homes that listed and sold last year. Grant Park Summer Shade Festival 2016 | Atlanta GA

The Grant Park Summer Shade Festival is less than a month away! The Grant Park Summer Shade Festival is just around the corner!  Atlanta residents flock to this popular festival that's nestled in one of Atlanta's largest parks and most beloved historic districts. This year you will find 100+ local artisans, live music, food trucks, lots of activities for the kids, a 5K run and more. Here's the full line up on the 2016 Grant Park Summer Shade Fest, including a few tips for first-timers: The festival kicks off on August 27 with the 5K Run for the Park. This is great for runners, walkers and even stroller-walkers. Fido will have to stay at home this year, as no pets are allowed at the fest. After the race, head over to the artist's market where you will find more than 100 booths and everything ranging from jewelry to handmade soap to abstract art. The market is usually a pretty relaxed atmosphere and doesn't feel too crowded (like some of the other festivals), so it's a great place to shop for some unique items. There will also be live music all day and at the time of this post, they haven't announced who will be playing at the Summer Shade Fest, but it is always an impressive line up. After you've visited the market and the kids zone, grab some food from one of the Food Trucks and plop your blanket down and enjoy the last weekend of the Summer. A few years ago, we would have guessed that Oakhurst and Brookhaven would be the hottest Atlanta real estate markets, but things are a'changing! Over the last two years, we've had some serious inventory issues and home prices are rising so quickly that many buyers are priced out of several Intown Atlanta neighborhoods. Below are five popular Atlanta and their appreciation rate from the same time last year.  If you are a homeowner in one of these hot neighborhoods, CONGRATS! Average Sales Price by Atlanta Neighborhood Percentage increase from 1Q 2015 to 1Q 2016 Are you surprised that Kirkwood was the winner?? HOMES SOLD A total of 24 homes sold in Grant Park in 1Q 2016.  This is down by about 30% from the same period last year, but right on par with 2013 and 2014.  The inventory levels are still VERY LOW in Grant Park, so if there were more homes on the market, the # of homes sold would definitely increase because the demand for Grant Park real estate is definitely there. HOME PRICES Grant Park home prices ranged from $80,900 to $706,000, with the average sales price at $367,496, a whopping $61,000 higher (20%) than 1Q 2015!  Truly amazing. LET'S PUT THIS INTO PERSPECTIVE... If you bought a $350,000 home in Grant Park last year, it is now worth $420,000! The average percentage of asking price to final sales price was 96.6% -- or buyers were negotiating 3.4% off the asking price (on average). On a good note, 37.5% of the homes for sale sold at 100% or more of the asking price. HOW QUICKLY ARE GRANT PARK HOMES SELLING? On average, it took 58 days to sell a home in this popular Atlanta neighborhood.   That's almost 2 weeks longer than the same time last year (ouch!).
