Ormewood Park Home Sales & Real Estate Report 2016 (January - December) ::  Brought to you by Nest Atlanta It was a record breaking year for Ormewood Park!  Not only were homes flying off the shelves, home values rose faster than we've seen in more than a decade. Without question, this is the hottest neighborhood for rising home values Intown.  If you are a proud owner of a home in Ormewood Park, please read the Homes Sales Report below and then give yourself a pat on the back for investing in this fabulous neighborhood! . Overivew of the 2016 Ormewood Park Real Estate Market  HOMES SOLD  A total of 115 single family homes sold in 2016.  This is comparable to 2015 when 120 homes sold.  The demand for Ormewood Park homes is stronger than ever, but current residents love all that's happening in the neighborhood and aren't moving! We're forecasting that this inventory shortage will continue throughout 2017. ORMEWOOD HOME PRICES We saw another HUGE (and we mean HUGE) increase in the average single family home sales price this quarter, at $359,270 .  That's a $66,000 INCREASE from 2015.  Out of all the Intown Atlanta neighborhoods we recently surveyed, Ormewood Park had the highest year over year increase -- 25.5%! To put this in perspective, let's say that you purchased a $3000,000 home in Ormewood Park a year or two ago.  If you decided to sell it today, there is a good chance that your home is now worth about $400,000. Definitely worthy of a happy dance, right? A few more interesting nuggets: In 2016,  home sales ranged in price from $123,000 to $675,000, with the median sales price at $351,500....

Home values are rising all around town, right? But are you in the HOTTEST Atlanta neighborhood? Everywhere you go people are talking about Intown Atlanta homes selling like hotcakes with multiple offers and at prices we'd only dreamed of.  It's easy to see that home values are rising like crazy... but by exactly how much? We researched 16 popular Atlanta neighborhoods, from Grant Park to Brookhaven to find out how much the average home sales price rose from 2015 to 2016. Take a peek at the list below to see how quickly single family home prices are increasing... and if you are in the hottest Atlanta neighborhood! . Comparison of Home Values by Atlanta Neighborhood Average Sales Price :: Percentage Increase from 2015 to 2016 And the winner is…. Ormewood Park takes home the gold with a 25.5% increase in the average home sales price from last year.  W-O-W! Next on the list was Edgewood with a 20% increase and then East Atlanta (full 30316 zip code) with a 17.8% increase in home prices between 2015 and 2016.  Right behind East Atlanta was Kirkwood and Midtown (30308) with a 13.8% and 14.4% increase, respectively. Overivew of the 1Q Kirkwood Real Estate Market  HOMES SOLD  A total of 35 single family homes sold in Kirkwood between January and March.  This is down by 15% from the last three years.  The demand for homes in Kirkwood is stronger than ever, but current residents love all that's happening in the neighborhood and aren't moving! After reviewing all the recent home sales stats, we just have one word -- WOW! Inventory is really, really low in Oakhurst, so that dramatically impacted the number of sales in the first quarter of 2017.  The limited number of available homes did, however, push up the average sales price and cause many homes to sell well over the asking price.  Get the full scoop on Oakhurst home sales below... Oakhurst Homes for Sale New Homes in Oakhurst 30030 Real Estate for Sale Newly Listed Homes in Oakhurst City of Decatur Townhomes Oakhurst Bungalows for Sale . Overview of Oakhurst GA Real Estate Stats HOME SALES Between January and March, only 11 homes sold in Oakhurst Decatur.  This is way down from the past 7 years. Usually about 16 homes sell in the first quarter of each year.  The lower number of homes sold wasn’t due to lack of demand, just a serious shortage of real estate listings.  At the time of this post, there are only 15 homes for sale in Oakhurst 30030 (and most are new construction). 30316 Real Estate Market Report  1Q 2017 (Jan-March) :: Including East Atlanta and Ormewood Park neighborhoods The 30316 real estate market is H-O-T.  Inventory is low and demand for housing is off the charts.  Ormewood Park, East Atlanta and a small portion of Cabbagetown are situated in zip code 30316 and all are highly sought-after - especially with home buyers that are in the $250K to $550K price range.  In the latest edition of the 30316 Real Estate Market Report, you'll find everything from current home values to the time it takes to sell a home. Enjoy! Search zip code 30316 homes for sale   3Q 2016 30316 Real Estate Trends Report 30316 Home Sales 137 homes sold in the 1st quarter of this year, which is UP 10% from the same time last year. Inventory levels are still quite low, with less than 2 months of inventory in Ormewood Park and East Atlanta. Home Prices The average sales price for a single family home skyrocketed to $299,639  -- UP $52,000 from the same time last year.  This is one of the biggest spikes we've seen recently and a large contributor is most likely the limited number of homes for sale in the 30316 neighborhoods. * The median sales price was $305,000 * 30316 home sales ranged from $81,500 to $679,900 How quickly are homes selling? Homes in this popular Atlanta zip code are selling in  homes are selling in 45 days on average, which is almost 50% faster than the same time last year.  The median number of days on the market was only 15 days and that's a more accurate reflection of the current 30316 real estate market....
