Ormewood Park Home Sales & Real Estate Report 2016 (January – December) ::  Brought to you by Nest Atlanta It was a record breaking year for Ormewood Park!  Not only were homes flying off the shelves, home values rose faster than we’ve seen in more than a decade. Without question, this is the hottest neighborhood for rising home values Intown.  If you are a proud owner of a home in Ormewood Park, please read the Homes Sales Report below and then give yourself a pat on the back for investing in this fabulous neighborhood! . Overivew of the 2016 Ormewood Park Real Estate Market  HOMES SOLD  A total of 115 single family homes sold in 2016.  This is comparable to 2015 when 120 homes sold.  The demand for Ormewood Park homes is stronger than ever, but current residents love all that’s happening in the neighborhood and aren’t moving! We’re forecasting that this inventory shortage will continue throughout 2017. ORMEWOOD HOME PRICES We saw another HUGE (and we mean HUGE) increase in the average single family home sales price this quarter, at $359,270 .  That’s a $66,000 INCREASE from 2015.  Out of all the Intown Atlanta neighborhoods we recently surveyed, Ormewood Park had the highest year over year increase — 25.5%! To put this in perspective, let’s say that you purchased a $3000,000 home in Ormewood Park a year or two ago.  If you decided to sell it today, there is a good chance that your home is now worth about $400,000. Definitely worthy of a happy dance, right? A few more interesting nuggets: In 2016,  home sales ranged in price from $123,000 to $675,000, with the median sales price at $351,500....

Home values are rising all around town, right? But are you in the HOTTEST Atlanta neighborhood? Everywhere you go people are talking about Intown Atlanta homes selling like hotcakes with multiple offers and at prices we’d only dreamed of.  It’s easy to see that home values are rising like crazy… but by exactly how much? We researched 16 popular Atlanta neighborhoods, from Grant Park to Brookhaven to find out how much the average home sales price rose from 2015 to 2016. Comparison of Home Values by Atlanta Neighborhood Average Sales Price :: Percentage Increase from 2015 to 2016 And the winner is…. Ormewood Park takes home the gold with a 25.5% increase in the average home sales price from last year.  W-O-W! Next on the list was Edgewood with 20% and then East Atlanta (full 30316 zip code) is at 17.8% increase in home values.  Right behind East Atlanta was Kirkwood and Midtown (30308) with an 13.8% and 14.4%, respectively. After reviewing all the recent home sales stats, we just have one word — WOW! Overview of Oakhurst GA Real Estate Stats HOME SALES Between January and March, only 11 homes sold in Oakhurst Decatur.  This is way down from the past 7 years. 30316 Real Estate Market Report  1Q 2017 (Jan-March) :: Including East Atlanta and Ormewood Park neighborhoods The 30316 real estate market is H-O-T.  Inventory is low and demand for housing is off the charts.  Ormewood Park, East Atlanta and a small portion of Cabbagetown are situated in zip code 30316 and all are highly sought-after – especially with home buyers that are in the $250K to $550K price range.  In the latest edition of the 30316 Real Estate Market Report, you’ll find everything from current home values to the time it takes to sell a home. Enjoy! Search zip code 30316 homes for sale   3Q 2016 30316 Real Estate Trends Report 30316 Home Sales 137 homes sold in the 1st quarter of this year, which is UP 10% from the same time last year. Inventory levels are still quite low, with less than 2 months of inventory in Ormewood Park and East Atlanta. Home Prices The average sales price for a single family home skyrocketed to $299,639  — UP $52,000 from the same time last year.  This is one of the biggest spikes we’ve seen recently and a large contributor is most likely the limited number of homes for sale in the 30316 neighborhoods. * The median sales price was $305,000 * 30316 home sales ranged from $81,500 to $679,900 How quickly are homes selling? Homes in this popular Atlanta zip code are selling in  homes are selling in 45 days on average, which is almost 50% faster than the same time last year.  The median number of days on the market was only 15 days and that’s a more accurate reflection of the current 30316 real estate market....

BROOKHAVEN HOME PRICES We saw another modest, but  the average home sales price in 2016 – up $43,000 from the previous year!  In 2016, the average single family home sales price was $666,384, which is 6.9% higher than last year’s average of $623,000.  If we compare today’s average sales price to the bottom of the market (2011), Brookhaven homes are selling for $200,000 MORE on average. Kirkwood Atlanta Real Estate Report for 2016 Every year that we report on the Kirkwood Atlanta real estate market, we are even more amazed at the growth.  Once again, we broke several records (average sales price, most expensive home sold, etc) and are thrilled to share these jaw-dropping sales stats with you. If you are currently a home owner in the fabulous Kirkwood neighborhood, please give yourself a BIG pat on the back — by investing in this neighborhood, you’ve not only built some serious equity in your home, you’ve also helped make Kirkwood one of the most sought-after communities in Atlanta!   KIRKWOOD HOME SALES Over the last six years, an average of 158 homes sold each year in Kirkwood.   In 2016, we experienced another big spike with 191 homes selling in Atlanta’s HOT Kirkwood neighborhood. 13% of the home sales were new construction (up from 9% in 2015) and there were at least as many recently renovated Kirkwood homes that sold this year. HOME PRICES We saw another BIG increase in the average single family home sales price and finished the year at $381,443.  That’s $46,000 HIGHER than 2015 (or 13.7% year over year). More interesting home value stats: The average sales price in Kirkwood has more than doubled from the  bottom of the market when the 2011 average sales price was only $180,000. From 2014 to 2016, the average single family home price rose $88,000 — that is more than a 30% increase in just TWO years! …. Inventory levels are still quite low, with less than 3 months of Virginia Highland listings for sale and only one new home was listed in the last week. We think there are two issues at play… Buyers are getting priced out of the neighborhood.  23% of the homes sold last quarter were over a million dollars and if you look at the current Virginia Highland homes for sale, over 40% of the listings are over a million dollars. On average, about 20 homes per month sell in Kirkwood.  Currently there are only 28 homes for sale, so inventory levels are VERY LOW.  The absorption rate is less than 1.5 months and a typical “balanced market” has about 6 months of inventory for sale at any given time. 30319 Real Estate Market Update 3Q 2016 (July-September) :: Brought to you by Nest Atlanta :: 404-205-8800 We had another strong Summer / Early Fall selling season in Brookhaven.  In the report below you will see that some things are leveling off and in other areas, we are seeing record-breaking numbers!  See the full 30319 Real Estate Market Update below…   30319 HOME SALES A total of 155 single family homes sold in the third quarter of 2016.  It’s right on par with home sales over the last two years. The absorption rate is very strong (2.5 months), due to the limited housing inventory in the lower price ranges (under $700K). HOME PRICES IN BROOKHAVEN The average single family home price in 1Q was $721,011.  That about $118,000 higher than the same time last year BUT — yes, there is a but! — this average price may be a bit inflated. Here’s why… In the last 10+ years, only one Brookhaven home sold over $3.0 million and this quarter there were TWO homes that sold in this price range, so naturally that skewed our average a bit. Oakhurst Real Estate Market Update City of Decatur, Georgia 30030 :: 3Q 2016 (July-September) It’s time again for the Real Estate Market Report for Oakhurst!  As the City of Decatur’s most highly-sought after neighborhood, home sales in Oakhurst have been very strong for years.  Last Spring there were a few (teeny tiny) signs of the market slowing and we are seeing a few more this quarter.  Don’t worry, Oakhurst is holding it’s own, we just want to make sure our readers are well-informed, especially if you are trying to make any decisions about moving in the next few years!  See the full Summer Market Update for Oakhurst below…. . HOMES SOLD 18 Oakhurst homes sold in 2Q.  It’s down substantially (25%) from the same time last year when 24 homes sold.   Without a doubt there is a shortage of Oakhurst real estate listings, especially under $600,000, but the demand is still very high so homes like this one on Madison Avenue typically sell in the first day or two with 5 to 10 offer. Currently, there are only 14 Oakhurst homes on the market and all but TWO are under $600K. A whopping 75% of the Oakhurst listings are over $800K, which prices many home buyers out of this fabulous neighborhood. Sumary of the Edgewood Real Estate Market HOME SALES In 2Q (April-June), a total of 19 homes sold in Edgewood.  This is down by about 30% from the same time last year, but the GOOD NEWS is that most of the investment or fixer upper homes have new owners and are in the process of renovation!  In 2Q 2016, almost 30% of the Edgewood home sales were under $199K.  We didn’t see ANY home sales this year at that price point. HOME PRICES The average single family home sales price was $378,765 last quarter.  That is a whopping $100,000 INCREASE (36%) from the same time last year. As mentioned above, all the low dollar homes seem to have been scooped up, so the least expensive Edgewood home sold in Spring 2016 was $207,500 (vs $85,000 last year).  Edgewood home sales prices ranged from $207,500 to $537,000 with the median price at $379,000.
