Real Estate Market Update for Decatur, GA 30030
Home Sales70 homes sold in the 3rd quarter of 2018. That's down slightly (6.5%) from the same time last year. The limited number of homes for sale -- especially those under $500,000 -- are in short supply. City of Decatur Home PricesThe average single-family home price was $706,943. That's a modest, but solid increase of 4.75% year-over-year - especially when you look at other areas of Metro Atlanta.
- Home prices ranged from $350,000 to $2,050,000 last quarter
- 712 W Ponce De Leon Avenue in Druid Hills sold for what might be a record-breaking sale ($2.05M} in the City of Decatur!
- The median sales price was $647,000 - much less than the average price of $704.943!
How Fast are Homes Selling?SIngle family homes sold in an average of 39 days - very similar to last Fall. The median # of days on the market was only 20 days and that's probably a more accurate reflection of the current market. Overall, 40% of the City of Decatur homes sold in ONE WEEK or less.
Are Decatur Sellers STILL Getting Top Dollar?Usually! The list price to sales price percentage is 97.2% so buyers are negotiating a bit more off of the sales price (2.8.3% on average). 38.6% of the Decatur homes sold at 100% or more of the asking price.
