The Candler Park neighborhood is always in high demand, thanks to its prime location, parks, top-ranked schools and some of Atlanta's best festivals and restaurants. In this issue of the Candler Park Real Estate Market Report you'll find that inventory levels are still very low, but that is driving home prices up at a record-breaking pace. Over the last five years, an average of 16 homes sold in the 3rd quarter of the year..  This year, only 12 homes sold in Candler Park, down by 25% from the 5 year average.   The demand for homes in this popular Intown Atlanta neighborhood is still very high, but the inventory levels (available homes for sale) is extremely low.

The average sales price for 3Q 2017 was $697,408.  That's a whopping $102,000 increase from the same time last year when the average was only $599,813.

For those of you that don't have a calculator handy, that's a 17% increase in the average home sales price in just ONE YEAR. 

  • The median single family home sales price was $667,500
  • Kirkwood home sales ranged in price from $457,000 to $1,030,000


For the first time in at least the last 8 years, Kirkwood homes sold at 98% of the asking price, on average.  An astounding 50% sold at or OVER the asking price.


The time it takes to sell a home in Candler Park was 7 days (median) and  67% of the homes sold in less than 2 weeks!

If you are thinking of selling your Candler Park home, please make sure that your home is priced at fair market value when it is first listed.  Not only will your home sell quickly, you will usually receive multiple offers and you can select the most qualified buyer for your home. We highly recommend speaking to at least 2-3 local real estate agents and once you've selected the one you feel most comfortable with, you should ask your realtor to host a pricing party with other local agents to get their feedback on pricing.  This will ensure that you are one of the 50% that sell in the first 2 weeks.
