2Q 2017 Grant Park Real Estate Market Overview

Grant Park Home Sales 

Victorian home sold in Grant Park by Nest Atlanta Real Estate GroupA total of 24 homes sold in the second quarter of 2017.  It’s down by about 33% from the same time last year when 36 homes sold. The decrease in listings sold isn't necessarily a negative, as the demand for homes in this neighborhood is still very high, it's just that Grant Park home owners just don't seem to want to move!  On average, about 12 homes sell every month and at the time of this post, there are only 15 active homes for sale in Grant Park's 30312 zip code. That means we have about 1.3 months of inventory on the market (extremely low) so we are still in a strong seller's market.

Home Prices & Values

The average single family home price was $477,488.  That's about $60,000 higher than the same time last year (from $417,725)!  

If you'd like another AMAZING market stat, we looked back to the second quarter of 2012 -- just 5 years ago -- the average sales price in Grant Park was only $212,000.  That's a whopping $265,000 increase (or 125%)!
  • Grant Park home prices ranged from $252,000 to $769,000 in 2Q 2017
  • Median sales price was $490,000
  • There were several recently renovated homes that sold in Grant Park (zip code 30312), but we didn't see any new construction home sales this quarter

Are Sellers STILL getting top dollar?

Without a doubt!  The list price to final sales price percentage is 97.9%, so buyers are negotiating about 2.1% off the home sales price, on average.  This is down about one percent from the same time last year, but still 42% of the Grant Park homes sold at 100% or more of the asking price.

How Fast are Grant Park homes selling?

It took twice as long to sell a home in 2Q 2017 with Grant Park real estate listings selling in 30 days on average (14 vs 30 days).  The median number of days to sell a home was only 7 days.

58% of the homes sold in less than ONE week - way up from the same time last year and most likely due to the low housing inventory.

In conclusion, the Grant Park real estate market is still very strong but the pace may be slowing for homes in the higher price range (over $650K).   We highly recommend checking in very quarter for the latest Nest Atlanta real estate market reports.
