Overivew of the 1Q Kirkwood Real Estate Market
A total of 35 single family homes sold in Kirkwood between January and March. This is down by 15% from the last three years. The demand for homes in Kirkwood is stronger than ever, but current residents love all that's happening in the neighborhood and aren't moving! We're forecasting that this inventory shortage will continue throughout 2017.

We saw another BIG BIG BIG increase in the average single family home sales price this quarter, at $422,169. That's almost a $40,000 INCREASE from the same time last year. Not too shabby, Kirkwoodians!
A few more interesting nuggets on Kirkwood home values:
- In 1Q, home sales ranged in price from $200,500 to $685,000, with the median sales price at $415,000
- The average sales price has more than DOUBLED from 2011 ($176K vs $422K)
- When looking at home prices in the first quarter of 2015 vs 2017, the average single family home price rose $116,000 -- that's almost a 40% increase in just TWO years!

HOW LONG DOES IT TAKE TO SELL A HOME?Homes took 44 days to sell on average -- BUT 57% of the Kirkwood homes sold in less than 2 weeks. The median number of days on market was only 6 and we would consider that a more accurate reflection of what is happening in today's real estate market, as were a few factors at play. First, several new construction and/or home renovations were listed in the MLS before the homes were finished. Also, several homes priced a little too high when they were first listed and they sat on the market - some for almost a year! Long story short, if you are thinking of selling your home and it is priced at fair market value, it will probably sell within 2 weeks (if not the first weekend!). .
ARE BUYERS STILL PAYING TOP DOLLAR?Yessir! Last quarter homes sold at 98.4% of the asking price, on average -- or buyers were able to negotiate an average of 1.6% off the asking price. If you are looking for a home in ths neighborhood, make sure you consult with your agent, as you'll probably need to offer at least the full asking price, as 52% of the homes sold at or OVER the listing price.
