Oakhurst is one of the most highly sought-after neighborhoods in City of Decatur and the Intown Atlanta. It is also one of the most difficult to find a home for many home buyers. New construction homes with a price tag of $850K+ are becoming a larger percentage of the overall Oakhurst home sales each year, so buyers in the $400K to $600K range often end up in a BIG bidding war for their dream home. Because of the limited number of homes available for sale and the increased pricing for new construction, you'll see below that's it's made a dramatic impact on the 2016 Oakhurst home sales and property values! 2016 Oakhurst Home Sales Report
HOME SALES
- Last year a total of 77 homes sold in the City of Decatur's Oakhurst neighborhood. This is about 12% less than the previous year (2015) and just slightly below the prior two years. Because Oakhurst is in such high demand and current residents love their neighborhood, inventory levels remain very low.
OAKHURST HOME PRICES
- We saw another HUGE SPIKE in the average home sales price in 2016 - up $46,000 from the previous year! In 2016, the average Oakhurst single family home sales price was $640,506, which is 8.0% higher than last yearand a whopping $300,000 higher than in 2010. The dramatic rise in the average home price is partially due to all the new construction homes that typically start at $850,000.
- Oakhurst home prices ranged from $310,000 to $1,150,000 in 2016
- The median sales price was $625,000 (still $28K higher than the previous year)
- New construction (or newer construction) housing is starting to become a big player Oakhurst GA real estate market -- over 25% of the homes sold were built in the last 7 years

ARE BUYERS STILL PAYING TOP DOLLAR?
- Absolutely! Multiple offers are still commonplace with resale homes (and occassionally new construction), so Oakhurst home buyers aren't afraid to offer full price or over the asking price if necessary. On average, Oakhurst homes sold at 98.3% of the asking price, but about 40% sold at or OVER the asking price!
HOW FAST ARE OAKHURST HOMES SELLING?
- F-A-S-T. The average time on the market was 54 days in 2016, but the median # of days on market was only 18. This is a much more accurate representation of what is happening in the 30030 real estate market, as the new construction homes tend to take a bit longer, as they are usually listed before construction has been completed. Almost 50% of the Oakhurst homes sold in two weeks or less.
