3Q Grant Park Atlanta Real Estate Market
A total of 29 single family homes sold in the third quarter of 2016. It’s right on par with last Spring when there were 33 home sales.
The demand for Grant Park real estate is still very strong, especially for homes under $500K and inventory in this price range is still quite low, so we are seeing multiple offers on many of the homes, including our recent listing at 351 Oakland Ave SE — it received 9 offers in the first weekend!
As a home buyer, this market can be challenging, but for those of you selling a home in Grant Park, it’s a remarkable time! HOME PRICES IN GRANT PARK
The average single family home price was $404,390. That about $54,000 higher than the same time last year (UP 15%)!
If you’d like another AMAZING market stat, we looked back to the third quarter of 2008 — right the real estate market crashed — the average sales price in Grant Park was only $234,000 (UP 72%).
- Grant Park home prices ranged from $246,000 to $860,000 in 3Q 2016
- There were several recently renovated homes that sold in Grant Park (zip code 30312), but only one new construction home
ARE BUYERS REALLY OFFERING FULL PRICE?
Definitely! The list price to sales price percentage is 95.9%, so buyers are negotiating about 4.1% off the home sales price, on average. This is down from 99% last year, but still 31% of the Grant Park homes sold at 100% or more of the asking price.
HOW QUICKLY ARE LISTINGS SELLING?
It took twice as long to sell a home this quarter with Grant Park listings selling in 30 days on average (14 vs 30 days).
There is a direct correlation between the time to sell a home and the amount that the buyer is able to negotiate off the price… makes sense, right? This is the perfect example: last year at this time Grant Park homes were selling at 99% of the asking price in an average of 14 days. This year, it took twice as long (30 days) to sell a home and buyers were able to negotiate 4x more off the asking price.
52% of the homes sold in less than 2 weeks – down from 66% at the same time last year.
In conclusion, the Grant Park Atlanta real estate market is still very strong but the pace may be slowing, especially for the homes at a higher price point.
