Nest Atlanta Real Estate Trends Report How FAST are Home Values Rising in Your Atlanta Neighborhood? We reviewed the latest real estate sales in over 20 popular Atlanta neighborhoods – from East Atlanta to Brookhaven – to see how quickly home values rose over the last year (1H 2015 vs 1H 2016).  There are a few communities that didn’t make our list in the past that are now QUICKLY rising to the top!  And even though the Nest Atlanta real estate agents live and breathe Atlanta real estate, we have to say that we were even surprised at some of the results! Take a peek at the list below to see how quickly single family home prices are increasing in your n’hood…. Average Atlanta Home Sale Prices by Neighborhood :: Percentage increase from the first half of 2015 to the first half of 2016 :: And the winner is…. Edgewood takes home the gold with a 33% increase in the average home sales price from the same time last year.  Read the latest Edgewood market report. Next on the list was Ormewood Park with 25.8% and then East Atlanta (full 30316 zip code) is at 21.2% increase in home values.  Right behind East Atlanta was Kirkwood and Midtown (30308) with an 18.4% and 17.5%, respectively.  Big congrats to all of you who own homes in these HOT Atlanta neighborhoods! Edgewood Real Estate Market Report | 2Q 2016

Nest Atlanta presents… Edgewood Real Estate Market Report for 2Q 2016 Atlanta’s Edgewood community took a big leap in home values this year, thanks to some new construction, new developments along Moreland Avenue and the more affordable Intown home prices.  We are thrilled to share some jaw-dropping sales stats with you in this edition of the Edgewood real estate market report…. Sumary of the Edgewood Real Estate Market HOME SALES In 2Q (April-June), a total of 19 homes sold in Edgewood.  This is down by about 30% from the same time last year, but the GOOD NEWS is that most of the investment or fixer upper homes have new owners and are in the process of renovation!  In 2Q 2016, almost 30% of the Edgewood home sales were under $199K.  We didn’t see ANY home sales this year at that price point. HOME PRICES The average single family home sales price was $378,765 last quarter.  That is a whopping $100,000 INCREASE (36%) from the same time last year. As mentioned above, all the low dollar homes seem to have been scooped up, so the least expensive Edgewood home sold in Spring 2016 was $207,500 (vs $85,000 last year).  Edgewood home sales prices ranged from $207,500 to $537,000 with the median price at $379,000. HOW QUICKLY ARE EDGEWOOD HOMES SELLING? Because inventory levels were down this year, homes sold much faster than usual and averaged just 24 days on the market.  Last year at this time, it took almost twice as long to sell a home in Edgewood… 46 days to be exact! Building or Renovating a Home? Be sure to get a Lien Waiver

Are you Building or Renovating a Home? Make sure you get a Lien Waiver from each contractor. Did you know that contractors or subcontractors can put a lien on your home?   ….and that it can prevent or delay the sale of your home in the years to come? Georgia law permits a person who has supplied goods and/or labor to the improvement of real property (i.e. your personal home or investment property) the right to place a lien on your home if the work has not been paid for within 3 months after the date of completion of the work. After that time, the lien shall be valid for 365 days from the date of filing the claim of lien to file Notice of Suit. The lien shall be disregarded after 395 days from the filing of the lien if no Notice of Suit has been filed. This is a concern for anyone improving or constructing a home, because the law allows subcontractors to file such liens as well.  So if you hire a general contractor to renovate or build your home, the person who installed the tile or added the new HVAC system can file a lien.  You may think that your General Contractor paid the subcontractor, but they may have paid them less than what was initially agreed or didn’t pay them at all.  There is also a chance that the contractor paid the subcontractor, but they weren’t reputable and decided to file a lien to make some additional money. A good way to prevent these types of liens from being filed upon property that you are working with is to obtain “lien...
