Ormewood ParkReal Estate Market Update Atlanta, Georgia 30316 :: 3Q 2016 (July-September) It’s time again for the Ormewood Park real estate market report!  This popular Intown Atlanta neighborhood had some of the biggest price increases last quarter and it’s safe to say that it’s one of the highest this quarter as well.  Home sales are up from the same time last year and we are also seeing some higher priced homes selling.  See the full Ormewood Park Real Estate Market Update below (it’s just a 5 minute read!)…. Overview of the Ormewood Park Real Estate Market HOMES SOLD 33 Ormewood Park homes sold in 3Q.  That’s up 33% from last quarter! At the time of this post, there are only 8 Ormewood Park homes for sale, so there is a definitely a significant housing shortage. HOME PRICES IN ORMEWOOD PARK The average single family home sales price is $356,820.  That is up $38,000 from the same time last year, a whopping 12% increase. *  Single family home prices ranged from $123,900 to $567,500 last quarter *  There were quite a few recently renovated homes that sold, but no new construction properties. HOW QUICKLY ARE HOMES SELLING? Virginia Highland Homes Sales & Market Trends Report 3Q 2016 (July-Sept) :: Brought to you by Nest Atlanta Real Estate Group The Virginia Highland real estate market seemed to be slowing down over the last few quarters, but it popped right back up again with a large percentage of million dollar home sales and lower inventory caused almost half of the listings to sell in less than two weeks.  Read the full Virginia Highland Home Sales and Market Trends Report…. . 3Q 2016 VAHI Market Trends Report Virginia Highland Home Sales 26 homes sold in the 3rd quarter of this year, which is DOWN 30% from the same time last year. Inventory levels are still quite low, with less than 3 months of Virginia Highland listings for sale and only one new home was listed in the last week. We think there are two issues at play… Buyers are getting priced out of the neighborhood.  23% of the homes sold last quarter were over a million dollars and if you look at the current Virginia Highland homes for sale, over 40% of the listings are over a million dollars. Many home owners have expressed concern about the uncertainty of the upcoming election and having a challenging time finding their new home before the put their current one on the market.  The demand for real estate in this popular Intown neighborhood is still very strong — especially for homes under $800K, so hopefully more home owners will feel comfortable in the near future and put their homes on the market! How can I get out of my real estate contract?

Don’t want to buy the home after all? Wondering how you can get out of your real estate contract? It is possible, but terminating a Purchase & Sale Agreement (i.e. real estate contract) is different in each state and the rights of of the Seller versus Buyer may vary. We are going to explore the different ways both Buyers and Sellers can get out of your real estate contract in Georgia. How Buyers Can Get Out of a Real Estate Contract A large majority of the real estate contracts have several contingencies, meaning that the sale of the property is contingent upon certain situations to happen in order to get to the closing table. As a home buyer in Georgia, you are typically protected by the Due Diligence Period, the Appraisal Contingency and Financing Contingency. If you also need to sell your home, you and your agent may also make an offer that is contingent upon the sale of your current home. Let’s explore each contingency and how it will help you get out of the real estate contract, if needed. 1) Due Diligence Period During the Due Diligence Period you can terminate the contract for ANY REASON here in Georgia. During this period, it is critical that you do the home inspection, negotiate any repairs (if needed), research the neighborhood, schools, commute times any anything else that you need to to ensure that you are 100% comfortable moving forward with the purchase of the home.
